Home Staging Tip: How To Make A Bedroom Look Bigger

Almost everyone wishes they could make their bedrooms bigger. Who doesn’t want more living or storage space? For some reason, when you own your home you just start to collect needless things (perhaps its just that my wife hates throwing anything away).

I was out showing homes last weekend in College Station for my buyer clients and one of the REALTORs was having an open house. They had a hawaiian theme that neither I nor my buyers cared for, but that wasn’t what stood out to me. It was the poor staging throughout the home.

The 2nd and 3rd bedrooms were small; this particular layout took space from the spare bedrooms to give the master a bigger bathroom and walk-in closet. Both rooms were probably 9 ft x 8 ft, but they had full size beds in them. Add the bookcase and dresser and there was barely any room to stand! The rooms felt so small, my buyers were ready to turn around and leave without looking at the rest of the house. That agent is going to have a tough time selling that house.

Here’s one easy step to make a smaller bedroom feel larger: GET A SMALLER BED!

If you have a smaller master that has a California King, go down to a King or Queen-size bed. If your extra rooms have queens, downsize to a full or twin. Or my personal favorite: a standing twin. It’s like a bunk-bed on top, but provides spance for a couch or a desk underneath, it makes smaller rooms larger and much more functional. It may seem simple, but not swapping out for a smaller bed can cost you thousands in negotiation and in additional mortgage payments.

Don’t worry about bed hogs, you’re selling your place  to get a bigger one, so you’ll only be sleeping on it for a short time anyways. Many times you can get a friend or family member to swap bedroom sets with you so you don’t have to go buy or rent a new one. You can even find some nice buys at goodwill. Be a friend to the community and donate the bed-frame and mattress back when you sell your home. You get a tax deduction and you don’t have to move it across the country.
